Debt instruments are not the same as owning and it would take a heck of a lot of paper to produce $120K.

By participating in group purchases, whether through LLC (or LP), fractionalized interests, or payment dependent pass through instruments, the amount needed for a diversified portfolio would be substantially decreased.

It may be so automated that the things they mention don't even specifically apply to your house. 

I don't have enough rentals at this point to justify a assistant and want to make it all as efficient and automated as possible, so when the time comes to hire, the potential workload would be minimal.

A "transaction" occurs when: Goods, services, or property are sold;Property is rented;Cash is exchanged for other cash;A contribution is made to a trust or escrow account;A loan is made or repaid; orCash is converted to a negotiable instrument, such as a check or a bond.
