@George Aitken i am still pretty active in btv , i still own over 29 units with over 47 bedrooms . i have to be careful how i word this so i don't get people jumping all over me ..... the larger 4-7 bedroom places tend to be in college area ( hickok, grant st and chase st ) so those pretty much rented 8-12 months  in advance , as you know . the other places are 5-10 units and mostly studio's and 1 br . i think with the 1 br places we keep them nice with tiled baths, stainless appliances and anything else to help them stand out ( for 100 + year old buildings ) we really get to choose , but tends to be young people just out of school and want to be close to downtown .the vacancy rate is increasing but still healthy , the larger can be very difficult to rent now if you let them get beat up . i have noticed on 1br places , we were getting 50 calls in 2 days , now we maybe get 3-6 !

I'm not that large multifamily and what the call 1 room (basically a studio apartment that is much smaller than U.S size) is the way to go as it is definitely a renting society.

Thought I would give an update....We ended up selling the condo and did a 1031 exchange for a multi unit (3 bed plus a studio) in Hawaii.The idea is to be able to live in one of the units some day and rent out the other.It is a long term rental not a vacation rental.

The requirements are:1 - You must be personable and have the ability to answer questions with more than one word answers.2 - You must have high-speed internet of at least 15 mb/s (preferably 20mb+)3 - You must have a web camera (we record audio and video for all shows) and we do require a decent microphone.
