My strategy has always been to buy opportunistically and I will continue to do so.I don't know what will happen, but I assure you it will not be a replica of '08Generals(Soldiers, etc.) always fight (prepare to fight, are condemnedto fight) the last war.

@Brett SayersWhen I've had tenants ask me if I'm the owner, it's because they've had horrible experiences with property management companies and they want some assurance that issues and repairs will be addressed.

Someone has to deal with the very difficult tenant base and/or local section 8, which I assure you is a pain in the rear and this says nothing about the damage to your property that you have to keep fixing.

I do not self-manage and use 3rd party management. expecting any money from most section 8 and especially those to 100% is wishful thinking at best.. simply will never happen they will take the voucher to the next landlord that is wants the Section 8 tenant and the assurance that rent is on time if they stay in the program
