So your first decision would be do you 1) want to actively invest , meaning get out there & hustle - generate leads, pound the pavement, cold call, aka "marketing" and then bring those deals (because you've learned how to determine what are leads vs. what are deals regardless of asset class) or do you want to 2) be the one whose desk the deals come across and you make the decision is this where you should park your capital because it meets your criteria (a passive investor).Again, as Scott K asked, "why?".
