Freezing pipes on resident owned trailer - Whos responsible?

Hey guys,

We just got blasted with our first freeze up here in NNY.  One of our resident owner mobile homes had their pipes freeze, and they want us to come fix it.   It's my understanding that the resident would be responsible for taking care of this issue, as they own the mobile home and are responsible for all repairs.  

Has anyone else run into this situation?  Would we be responsible for any/all freezing that occurs within the ground, but they're responsible for anything above ground to their trailer?

They are responsible.  They are probably helpless though, so see what you can do to help them (for free).  Make them know it is not your responsibility.
