If you only put in 100k (the amount to buy the original house) and the rest was all appreciation of property- the whole gain ($350k) would be subjected to capital gains.

In other words, my income on my pay stub is not a whole lot, but the total value of the room and board (I pay for nothing else out of pocket - gas for my car, utilities, internet, groceries, and so on) is valued at much more.

True that no special tools are required, but these tools are very low cost and allowed us to do a whole room full of flooring in a matter of hours, with no sore muscles.
