Whenever a tenant crosses the line with a threat like this, you immediately release them from the lease in writing so that they can move out immediately for their own protection.

There are a number of things I would be able to suggest when negotiating a seller financing dealAn offer - Seller agrees to finance $138,000 on a principal subordinated mortgage with payments of $1,000 (or whatever you want to pay)What this means is that you are paying principal only payments of $1,000 a month, at the end of 5 years you will have reduced the balance by $60,000 (no interest)Also, if you want to get another mortgage, because you will have a subordination  clause in your mortgage documentation, you can place his mortgage in second place and place a new first mortgage on the property and walk with some cash.You also want to have a clause that allows you to take a discount in the event of early pay-off - suppose after a year your refinance the property and you are able to take a 10% discount, you'd save $13,000.You want this clause in your mortgage also; This mortgage and note is fully assumable without qualification and with release of liability in the event of assumption.You could put a stutter clause in also, this gives you the right to skip one or two payments a year.There are some more interesting things you can do, but I'll leave it at that.

So you could put all of this time,effort, and energy in to get nothing down the road.Maybe add some extensions to the balloon under certain conditions and the option to sell off certain properties with lien releases off of the note.
