Make sure everything is written out on paper, and ideally, review by a lawyer. 

I would recommend getting your hands on a template of a PA and assignment contracts and pay a one-time fee to an Attorney to review and make sure it complies with your local regulations. 

Engage a lawyer to review the contract, make sure terms are standard and reasonable.

I did the linked BRRRR calculation, but I don't know how to account for the hard money loan I would use. Entering it for the loan part in acquisition doesn't seem to fit or at least I don't know how it fits. Any help ...

What happens is that you and/or the Seller submit comps that you feel the property should be judged by, and any explanation that justifies your added value, and the underwriter reviews them with the appraiser.
