I've read his book, it's basic common sense, but most people have no impulse control and can't stand having $1 left over at the end of the month that isn't allocated to the next instant gratification consumer product.I'm trying to take a balanced approach to REI, use leverage in a sensible way and accumulate while having a comfortable cushion for bad times.

stand corrected the 400 number in my mind was the total amount of banks in the state (which I recall at the time thinking was a heck of a lot) not the amount that failed.. but 157 nationwide seems low to me.. if one state had 90 as you say..But I never actually check stats  just going on recall.

Those could be great properties to buy if you are up for the due diligence (usually those properties could have long standing issues) and can pay for the renovation.I've seen a building in BedStuy (that sat empty for 20 years) was bought for $600,000 and being flipped for $1,500,000 with no renovation.

Two footnotes as to the UCC: One, the UCC has a long history in its standing and a few states have not adopted the (entire) code, they don't ignore matters but have adopted similar state statute or regulatory powers addressing such subject matters and restrictions will be very similar.
