Very powerful and very flexible. 

However rentals can provide good cashflow and build wealth with more flexibility. 

We often work long hours (60hr weeks) but also have the opportunity to sometimes work a flexible schedule.

It might appraise as a two-bedroom but give flexibility for the resident.  

Maybe your lease goes month to month which will give you some flexibility if you think you can find a good primary residence with value add opportunity this year.

A refinance would give you more flexibility to use that money as you wouldn't have the same time requirements.

Part of that is living in an expensive market (Brooklyn) and part is that I like the flexibility of being able to move my primary residence.But, I financed 8 single family homes and the bank cares that I can make the payments.

Tenants seem to like the flexibility and while my first one started before COVID no one is going anywhere even though they can.
