I'd even be happy for some job suggestions I might not have thought of that would give me some exposure and potential experience. 

If you place 100 signs in high traffic areas, reaching an average of say 50 cars an hour for 3 solid hours a day for 3 days, you're gaining exposure to approximately 45,000 people. (50*3*3*100).

But you can significantly reduce your exposure to negative events.BTW I am located in Austin.

The electric company plugged in the new meter and drove off, the fire started shortly there after (no interior inspection occurs and the tenant doesn't have to be home).The investigation identified the kitchen stove wiring as the source of the fire (I personally think the stove may have been in use at the time of shut-off and was left on so the sudden restoration of power caused arcing), wiring was not ruled out so an electrical inspection was required by the city and they concluded all wiring in the unit (romex) would have to be replaced due to ambient heat exposure. 

The purpose of a corporation is to limit personal exposure.  

More exposure and with the higher exposure comes more opportunities to do more deals.

I should note this would be my first property so I want to manage it myself and get the positive exposure from the tenant search to fixing things etc etc.  

Anything permanent there seems an exposure unless the short term returns are massive.One example: @40 years ago my wife's husband moved down to Houston, from OH, to work for Kroger foods.

Not sure what I'll get in return, but it's a one time expense that will give me exposure for years.

Get a CMA/BPO and let the agent present it to the tenant, with math and reason, you both know the price is fair, the process is done correctly, there is no legal exposure etc.
