Would love help being as ready as possible for the summer rookie bootcamp

I'm pretty new to all of this. I've entertained the idea of real estate investing for a few years, and the last few months have started really doing my research. I was inspired by one of the BP 90 day challenge videos on YouTube, and after watching some of the Subject-To stuff recently decided to sign up for the boot camp. I have my LLC in the works, and a general plan. There's still a month until the boot camp though; how can I be most effective with my time in between? What are the most important things to be researching first? What setup can I be doing that will benefit me most?

Some situational context:  My biggest hurdle is going to be financing.  I'm going to have to do some kind of creative financing, and I'm going to have to have the persistence and patience to find something that's going to at least break even immediately.  I plan to start with long term rentals, and would love to house hack.  Really I would love to find a partner who needs someone to do the menial tasks and manual labor, but I don't know anyone in real estate or any kind of related field.  Is there a good way to find and reach out to people online respectfully?

I'd even be happy for some job suggestions I might not have thought of that would give me some exposure and potential experience.  (Something that isn't a sales job)
