I'm not sure what you have in your lease as far as the amount of notice the landlord has to give to enter premises, but if you don't have something in writing North Carolina has no state statute requiring the landlord to give any notice.

You might be better off trying Google :)In Google, you can tell it to search a specific site with the 'site:' tag, so you enter something like this:site:www.biggerpockets.com/forums/ "phrase you are seeking"Post back here if it works or not, and vote the post if it works for you!

You won't know until you've had actual business dealings with them.Most important, put it in your offer that the seller can not enter into any new contracts with his current tenants nor obtain a new tenant for the vacant unit.Before buying, verify with the tenants what they are paying and about deposits.
