You want to talk to as few people as possible who will have the broadest natural networks.

As you learn all about MF investing, find a commercial MF (loopnet, brokers, property managers, off-market, owners) to learn and practice how to underwrite (start with the BRRRR tool here on BP) and parallel to all that, find a mentor/accountability coach (me) to partner (me) with, network for investors everywhere you can to acquire your first 65+ unit deal.

The connections I mentioned have come up unintentionally in general networking settings - Im not actively seeking to connect buyers and sellers before having my license. 

Networked my way to getting a bunch of connections where it was legal, and began trafficking large quantities of pot from all over the US and back to Texas. 

It maybe be more competitive than an upstate market, but its your backyard now so just work on expanding your local network.

Now I’m at a place where I know I need to start networking, so that there’s someone I can call when I have questions or when deals start rolling in.

However, I have not approached anyone in my network about this deal as I'm trying to have a LOT of research done to be best ready to answer questions and act when the owner says yes.

Cheapest isn't always the best.If you know an investors group in your area, network with other investors to see which insurance carrier they recommend.
