to be clear on my journey here. i am new to wholesale. this was my first cold call to a seller. the ARV is 2.5 to 2.6. i have some rental properties that i cash flow on currently.in my recent history of buying properties to flip, i keep getting outbid on off market deals.  

Purchase price: $55,000 Cash invested: $100,000 Sale price: $820,000 Fix & Flip in prime marine park in Brooklyn, one family 3bd duplex just off the park. got this deal as REO, since houses in this area are selling as is, we did just minor renovation.

Don’t know if there is a way to push water payment to tenants is this a good deal ?

Avoid lenders that make you escrow your monthly payments at closing, that is not uncommon for new investors but far from necessary and there are many lenders that won't do that to you, regardless of your experience.

Have been looking into Commercial Retail shops, laundry mats, etc. but I am a bit unsure how much I could "purchase" with my current cashflow/down payment.

Purchase price: $75,000 Cash invested: $50,000 Sale price: $171,250 Bought a condo in Mexico City (Condesa), flip it and invest to get it Short term rental ready, sell it as a business, with earnings around 2,000 monthly.

They're offering about 75k worth of incentives, and I'm allowed to use that in a variety of ways.I'm lowering the price by 65k, and using the rest towards closing costs so I can have cash on hand for the next property. 

Co-hosting allows me to work with existing property owners to bring them more cash-flow for a percentage cut.

It cost me about $15,000 in legal fees but I got off the deed and received some cash from the sale.
