I am not used to business occurring on holidays.

I had a furnace fail a few years ago during our first cold snap of the winter.

I haven't called my CPA yet due to the holidays, just thought I'd ask for opinions before I call and ask tomorrow.

You might want to talk about the possibility of them going back to a fixed lease come next september/october, or word it in such a way to encourage them to not move when it is inconvenient for you such as in the winter months.

As somebody else already said, starting in August interest declines - because parents have already taken a place so kids can start school without having a move mid-year.And with holidays coming in a couple of months, your interest will drop even more IMO.

I won't be there in the winter and want to protect my water pipes.
