There are of course generalist, but often commercial agents/brokers are very specific in what they do....hotels, big hotels, small hotels, restaurants, tenant rep, industrial, car washes, strip centers, land, office, medical office, small apartments, medium sized apts, large institutional apartments....and on and on.Is there not enough business for you locally to stay in business?

I can't thank her enough as I believe Real Estate Investing will TEST You and it will try and wash you out several times before you see the true fruits of your labor.After this horrible beginning the property turned around and was actually a pretty good rental property.

This doesn't remove the suck-factor, but it does get you out of the situation faster and lets you wash your hands of this operator.Otherwise, if there is clear mis-practice of some sort of law here it may be feasible to recover the money from them, but that is a long road most of the time and the more decisive your evidence the better.What has has your building insurance said about the damage?

When my sewer exploded at my property all that needed to happen was wash the floors down, soak them in bleach and fix the pipe.

I would add laundry to each individual unit with partial refund on the washing machines from my  water company.
