New Commercial Real Estate Agent Seeking Advice

Hello!

My name is Justin Miller and I recently took a position as a Commercial Real Estate Agent in Bloomfield Hills, Michigan. I am a newbie to BiggerPockets and I post this forum seeking advice or recommendations.

At my company, we are responsible for pulling a list of properties (all over the country) and cold calling these individuals to see if they'd be interested in fielding offers on the property. If they say yes, we put together a proposal and try and make a deal happen.

The reason for this post is to ask what things that I can do to help increase my chances at getting more business. What things should I be doing/saying to intrigue a property owner in considering to sell their property? Any cold calling advice? Is this an effective strategy to be successful as a Real Estate Agent?

Any advice would be greatly appreciated!
