I know I didn't use sales within the last 6 months for Comp 1 and 2, but Comp 1 is literally on the same exact street (which is key because the street is just off a busy street with a bunch of businesses).

The appraisal came back at $109k, and some of the comparable homes are laughable, 2 bedroom 1 bath homes that are 6/7 miles away in a different class of neighborhood, while not including the house across the street that sold for $160k.

I've looked at their listings and driven by a couple of USREEB properties - in fact, there's one for rent now that's just down the street from my rental, and it looks pretty OK to me. 

We lived in Manheim Park for 10 years and while our street was an oasis of beauty and diversity, what we continuously heard was an up & coming neighborhood, never quite hit the mark while we were there (2000-2010).

Crossing a street or boundary can have a big difference in price points.

But, keep in mind that finding a Mentor is a 2-way street.

It's on a better street and double lot but the house is in worse shape than the one in the video.

Did you hire a licensed and insured company who offers a warranty on their services or was it Joe the handyman down the street who promises his can of raid is just as good? 

I don't think a list of these properties exist, I think you need to beat the streets and find a seller willing to do this.
