Thanks everyone for the feedback - my understanding is renegotiating the price again after due diligence is considered re-trading and is frowned upon - at least in Multifamily which is why I was trying to avoid it, but for this deal I’m being forced to operate that way.

It shows their lack of knowledge and understanding about how important a PM really is to the success their investment.

The biggest financial messes that I have seen are from those that do something because they heard someone else say that it was a good idea all the while never actually understanding what they are doing or developing any subject matter expertise.

Maybe help her contact some elder/senior care organizations.She needs to understand that you are losing money by having her stay there.....and you need to figure out if you want to run a business...or a charity...?

Key is to understand all the aspects of the ARM-Is there ceiling or floor?
