If this tracks anything like previous recessions, which it may not, there may be 6-18 months of negative or flat rent growth followed by a few years of exceptionally strong growth in the 4-6% range We're focusing on the fundementals and by buying on actuals not proforma.

I have always found Cozy.co to be an exceptional resource, from listing a rental with photos, to accepting applications, letting the tenants pay for the background checks by themselves on the online portal, and letting them see the report automatically, to lease agreements, free monthly rent collections and tracking deposits etc...

Just make sure to be extra nice in any communications, you can be firm but nice, and keep track of everything.

Seems pretty tedious and tough to keep track of when you have 10 or so different properties.

This allowed everything to get back on track, but was still a headache. 

I realize I am just small time and I have a very short track record, (just buying SFH this past year) but I would think if I am too small for the top producers maybe they could refer me to a newer agent who is trying to get a start too.

However, I am struggling to stay on track with my goals because of this.
