Is this possible starting out or do have to live in the property a year or 2 first?

You should start by demanding it. 

This is a great way to grow your RE portfolio and Start building the cash flow you want for retirement. 

Some of the things I'd like it to do/keep track of:-Track purchase price, details of any loans, and current equity in the property as well as total portfolio equity-Track current and past rents for properties-Track total ROI for individual properties, as well as entire portfolio-Track expenses, be able to upload receipts, bills, etc-Track Debt service pay down, appreciation estimates, etcNOT looking for management software like Buildium, Doorloop, Appfolio, etc   Any suggestions are greatly appreciated.

However, when I told the tenant that I will provide one hotel suite for 4 people (2 queen bed with kitchen and free breakfast), she has started demanding me to provide room and board for everyone including the dogs.

We have been much more heavy handed with a few folks who I think were being totally ridiculous, but if it is still going on this week, we may be missing a few.

I am already starting to see more activity in the market as the interest rates drop, across my listings and also more of my buyers becoming more active, I am sure this will be a domino effect and eventually cause sales volume to increase across the market as a whole both locally and nationally, DOM to decrease, and create a temporary FOMO in the market if rates drop to quickly.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.
