Many will disagree with this, but my risk tolerance is low, thus I am not as willing to "let it ride" on a RE investment unless the long term numbers pan out for my goal (I look for turnkey properties, fully rehabbed with $300 per door cash flow, 20% down, midwest markets).

However, I am dubious about inspections as many inspectors seem like they don't care at all and all they do is turn the lights on and off, run the water, flush the toilet and then they want a check for $400.

In the mean time you have an opportunity to rent to a tenant (potentially a long term one) that has been a homeowner, knows what owning real estate is like and doesn't have to be told all the various little things ("that is a clogged toilet. this is a plunger. are you aware you can put these two things together?")
