It seems the big way to save on the rehab is to develop the network of skilled trade people and then do the GC work yourself, is that what you are planning?

Probably not, as trading frequency is much higher now.

its no different than me teaching someone how to trade for a living, no offense but you make it sound like people in general are cynical in nature

You can get open box, scratch and dent or trade in deals for savings.

Best way to get started is to find a mentor or someone who you can work for free that will trade knowledge, pretty sure you can find someone on here to work with if not find some signs around town that say we buy houses or something like that and call them up and ask if they need any help.

These were the days of much less huge swings in the economy and real estate market.

You could try trading with shiny stones and gems but I dont think that practice is still in fad...

Since we prefabbed the project the majority of trades were covered by the manufacturer and I really only had a handful of subs to deal with but I did wind up having to deal with many more than originally planned due to scope creep.Flying housesWe spent the next several months finishing them.
