When lenders started to recognize the uptick in prices, they suddenly stopped approving short sale payoffs at prices where an investor could make money -- in other words, there were still plenty of short sales, but they didn't make sense as investments.

It makes more sense to me to just go with a zero down loan and save the money we have for any sudden emergencies, repairs, etc (or towards our next home in a couple years).

If they suddenly disappear, don't actually have an office in the market they rep, or 'just can't seem to fit you in' in a timely manner, those should be red flags.Turnkey is an awesome investment, but you have to do the legwork up front to choose partners you can trust for 10+ years.
