Since you intend to fix and flip, figure out what you would spend in hard money costs (points & interest), then offer the seller that much more in exchange for carrying a 12 month straight note (no interest or payments).

So if you have the cash available, and have confidence in your lender being able to close then remove your financing contingency submit a straight clean cash offer and then after it is accepted get your lender to fund it.
