Very few wholesalers understand what escrow entails or the risk they are putting themselves at by skipping steps in the process.Call around and ask title companies if they offer a 2 hour seminar on how to use title and escrow.

This past month I moved to a different state, hung out with family & friends and my business didn't skip a beat!!!

After driving for dollars, we skip traced the homeowner but she wasn’t interested in selling.

I almost had one go down because the owner's representative (the son) sold the range & refrigerator right before the closing, then claimed they were broken and he just had them removed.In any case, if you don't think there's any financial (or otherwise) value to attending, skip it and see what happens.

We bought a duplex, made a classic rookie-noob mistake and skipped the home inspection in order to close quickly.

If you try to skip steps or take shortcuts (like using a price per sf to calculate your rehab), you are likely to fail.

If someone you know has not use them, skip all the headache and use someone legit.

So should I just skip houses with no pool?

If you are easily found on Google ... like ranking #1 with an incredibly awesome website... you will get ALL the leads.No one is going to skip the first result on Google.Also, no one is going to fill in the form on a shady website.So if you rank #1 on Google, you will get ALL the traffic, and if your site is credible, .. no one will rather fill in the form of some other dude tjhat is shady.
