You don't need to make any added payments since you own the option...nobody else can buy this property during the option period.When you qualify, then you exercise your option and buy the property.

I use to ask for estoppel agreements, but after having a couple of clever attorneys fight me about "the tenant doesn't have to sign this" I shifted my strategy as a realtor that focuses in MFR in CT to saying that we need a verifiable rent role from the seller.Good luck, but it sounds like you will be out $100 / month for the remainder of this lease.

Hi everyone,Found a deal where an out of state seller wants to sell 5 properties for $160k.They are tenant occupied, but I don't have a rent role yet except one.The cash flow however is approximately $3,215 (that's including management fee of 10%).

Yes...and no.When the LO is first set up, if you record the option agreement (as you should), there are recording costs.When the option agreement is exercised, you are buying the property.
