Hey Robert, I would provide in writing to the tenant a weekly text/letter/email reminding them of their deadline to pick up their property and provide them reasonable times and dates to obtain their property.  

However, I still read my old Carlton Sheets work book, just to remind myself of how stupid I was.  

How often are you reminding them, so you stay top-of-mind?

Reminds me of doing Blackstone deals in 2009 when they were the only Hedge Fund lending on rentals and rental portfolios.

Do NOT give this idiot a dime instead remind him he signed the lease he agreed to the current condItIon he did a walkthrough and it’s his responsibility to decorate using his money .

I will say, based on my experience investing out-of-state, I have had realtors only use the MLS for rent comps and the reports they pulled were not accurate so just a friendly reminder to "trust but verify". 

The second time he paid $1,800 (early August), he said he'd pay (bank account deposit) the missing $100 right away, and it took a reminder for him to pay, albeit 2 weeks later.

As we are being reminded, yet again, investments in the market are subject to ups and downs that are out of your control, so to hedge some of your retirement income in real estate to have additional control over your assets and income would be a wise choice. 

Guests staying this long generally understand they will be getting more themselves but it doesn't hurt to gently remind them.- I have a local service, PullPalz, that comes weekly to take my trash and recycling bins to the street.
