The mentality is that a landlord is a business person with lots of money and knowledge and the tenant is a poor idiot that knows nothing and can do no wrong.

I suspect were you bought  a 500 fico is average.. so your kind of stuck with that hand out mentality and tenant. 

@Allan C.I have the umbrella for the investments because there are a lot of tenants and moving pieces, but mainly because I had an apartment building that I leased out to mentally ill patients. 

So that although FHA works best for me, I wanna prioritize getting into my first property and taking that leap.

Depending on your budget and your priorites there are plenty of options.

Prioritization becomes drastically complicated when you’re they only one supporting children.

With get rick quick mentality, if you had any significant money you would end up losing all in "effort" to get rich quick.Sorry, there isn't any other legal way other than save money, educate yourself, and invest wisely. 

I think with your dedicated mentality and your passion to strive for success will play a huge role in your real estate career.
