We run a very tight TK ship in Indy, and the few bad players give the entire industry a bad name. 

If it is "frivolous lawsuits" you want protection from, they can be beat without resorting to the cost of complicated entity structures.

If you DM me, we can have an off-line conversation but I would suggest you check out some of the players on YouTube that concentrate on Winston Salem and visit the cities yourself.

All are significant players, depending on the market. 

In fact, locally, the very Management Company mentioned in the video is a big player, and were just caught operating WITHOUT the required State License for the past several months!

Hi @Suzanne Player,The lease is a standard AZ Association of Realtors (through broker).Tenant is not getting keys / not moving-in without fully paying the full move-in costs. 

However, if the sky resorts don't open, could be a pretty brutal winter there in terms of bookings which is the main season.However, shoulder seasons really kill the economics of these mountain towns I suspect unless the purchase price is quite low. 

Do you have to pay resort fees and taxes when you rent out your place?

So, I resorted to the tried and true method of cash for keys.

Then network, ask around, and eventually you'll know who the players are.
