In order of decreasing importance, I worry about liability from burns on children/pets (they get ridiculously hot while operating), risk of house fire (like if they lean something combustible against it or do not provide a wide enough berth around it), and smoke damage/deposits on the walls from improper use/air mixture adjustment. 

I inspected the property and they are in violation of the pet policy which I found out when I purchased the place a month ago.

There have been numerous issues; drugs on the property, unauthorized tenants, damages to the property, unauthorized pets and unpaid utility bills.

Year round rentals that allow pets are tricky to find around here but maybe we’ll luck out!

My tenant is requesting if they could have a pet, dog specifically in a condo situation that allows pets

or target the ones with pets as “kids.”

Or, the tenants may just be saying that to deflect from the fact that they got a pet mid-tenancy.  

We alow pets and this carpet/pad is usually destroyed within 5 years.

Pet is allowed per contract but they should pay security deposit.

If I was single I’d be renting out 2 of the 3 rooms in my unit and living for free, but with a wife, 2 kids (too big of age difference to share a room), and pets, it’s not practical.
