I really just wanted to see if there is anyone out there with positive or negative personal experience.  

The deal was done.Banks and checks didn’t exist for them and so every month I would personally go to the property and collect the rent in cash.

I would also look up the statue of limitations for the tenants to come after you.This might be a personal liability insurance question.

Nowadays I’m  referred deals from a fairly deep network I’ve built up, but you can search listings that have been for sale with no offers for a period of time and see if they have an assumable loan.
