60 days in advance I send a letter thanking them for being a tenant and outlining any increase and the justification in a general sense, costs on x and y have increased with checkboxes on the bottom including one for will not renew.

Let him know that you will be following the rules as outlined in the Ontario RTA.You do not need a lawyer if you use a L9, it will be a slam dunk.If you wish you may hire a paralegal that specialises in landlord tenant issues.

It lists the dog breed and weight then outlines their responsibilities - basically they are solely responsible for the dog, they have to pick up after the dog, the dog is not allowed to run free and they are responsible to any and all damage the dog causes.

Easy if there are bullet holes,yellow tape across properties,chalk outlines all over and people screaming than it's a war zone.You might want to check with local police and get a neighborhood crime report and check the statistics on the crime rate in the target property area.

My escrow officer told me to try and use the CAR form and simply crossing out lines that are not useful.The perfectionist in me wants a more exact contract (with all agent representation jargon removed etc.).I would love to hear any advice on this topic of forms to use in our great state of California.
