If you used that for the residence you live in now you could likely refinance that to a conventional loan possibly pulling out some funds for repairs, safety net, or another deal and then get a new VA loan for an owner occupied house hack.

In New Jersey this might look like buy a four unit for $500k with owner occupied loan, 15% down 3.25% loan (or even fha at 3.5% down but you are likely to overpay to a seller for a fha loan), rehab for 100k, property appraises for $860k after renovations and rent increases.

However, due to a lack of inventory and me having to use an FHA loan for multi-families (I don't have 15-25% set aside for a down payment on a multifamily that would be required with an owner-occupied conventional loan), I have not had much luck in finding anything worthwhile.

I'm aware that investment loans are strict on not being for owner occupied which is why I'm interested in knowing whether renting to myself gets around that?
