There are certain markets where the overnight rental market is strong enough that an appraiser MAY consider income as a consideration in value, but that would also depend on the loan the buyer is obtaining.

Matt, I spoke with a company yesterday that said they do engineering in-house, and part of their package is coordinating with the customer's local building codes for the MEP, roofing, structural foundation, etc. and obtaining a (Colorado) engineering stamp.

I would tell the seller that while I really really Iike the property, the mortgage company doesn't allow me to give you money and  logically it doesn't make sense for me to break the law to obtain a piece of property.

City code inspector signed off in a flashall other units were as-is from date of certificate of occupancyOf course the buyer wanted changes and I sited:the property inspector is not a City code inspector and operating out side his authority.the upgrades past City code inspectionthe others were unmodified as installedThe buyer signed off and we closed as agreed.Unless the inspector works for the City Code Enforcement Dept, stand your ground.

I believe, just as in traditional and FHA loans, the owner occupant on a VA loan is only required to obtain the loan and not for the life of a loan.
