My clients are a consistent source of business to those contractors so they respond quickly and do the job well knowing that their next job will most likely come from a seasoned investor of mine.As a buyer, you pay no commissions so add the bench strength and get a resource on your team who can carry a good portion of the heavy lifting.Hope this helps...

Now I have an offer but wants me to carry paper (approx. $200K 2-3 yrs.) at 4.4% AND keep the first in place until 2-3 years. 

If the tenant makes a change to the lease agreement and the landlord or PM countersigns, the landlord will be held responsible for carrying out the change.

The seller provides direct financing by carrying a mortgage note on the property.

However, I still want to see that rental carry itself, i.e., produce enough cash-flow to cover it's expenses, so I'm not dragging around a boat anchor for several years waiting for its value to increase.

Unless this stems from how you're carrying the trash out, I cant see this being a concern.

Now I am looking at trailers to carry all my tools.

Whether you get title or not while the seller carries the financing for you is a much bigger issue than the interest rate.
