According to credit rating agencies like Standard and Poor’s, as of last year the states with the five worst credit ratings are:Illinois-BBBNew Jersey-AKentucky-A+California-AA-Connecticut-AA-Though those ratings don’t look too bad, it’s important to keep in mind that those states have had sub-par credit ratings for a long time.

In the bond world it's easier to quantify because you have a rating agency that gives you a generally accepted comparison but in RE people take on additional risk and find it easier to justify because there is no indicator of risk for them to compare two opportunities against.

@Sean Cole  well as I stated it was the first time I have seen a govmit agency address EQUITABLE interest in the definitions.... most wholesalers as you know bring up the Equitable argument to circumvent they are not selling RE without a license..

@Holly Yankus When you and your husband bought the duplex as a primary residence, you made a legal commitment (you actually sign a document, go back and look through the closing docs) that you will owner occupy the property for at least 12 months.All I am hearing is you complaining about lenders/agencies not understanding your perceived need.
