Getting Prepared With Rental

I only have one small rental unit that is now vacant and getting renovated to compete with the other rentals in my area. My last tenant had been occupying the unit for the last 12 years. I've been a long time visitor of BP with the thoughts of becoming more serious on real estate investing and never really did it. I'm now more focused than ever and want to do this right. I'm looking for recommendations for an easy online site or software to use to start managing my property correctly. Need something simple to use to track everything especially all my receipts for all the materials and work I am having done. It would be nice if there is an mobile app to use as well. And advice would be much appreciated.

Congrats! Cozy.co is a good app to organize your properties, create listings, accept web based applications, run credit check and background check, and collect rent payments for free. They don't have a strong accounting application, so I use waveapps.com which is a free accounting application to organize all expenses and income. They also let you easily create multiple 'businesses' which I use for different properties. Not sure about mobile apps for either.
