Just a quick question for Georgia and North Florida landlords and property managers.

Howdy BP, If you were an investor with $2-4M to invest (leveraged against another property at around 6.5%) and looking for the lowest energy and management input but the highest free cash flowing asset, what and where would it be? 

This has been my first year having a rental and I have been managing it from another state since I moved back to Oregon, which has been difficult and a bit more costly since I am not local.

Like you mentioned some of the property management software offer their version, and there's also companies like Superhog, Waivo, and Safely.

There is just too much to manage with security deposits in the city of Chicago.

We currently self manage.

All of my tenants are long term tenants and my property is managed by a property management company.

The strategy worked great, but without having any experience with the loan product, combined with signing a sales contract that had removed the protections for me regarding contract termination and return of my $10k earnest related to the approval of funding, it made for a very stressful process. 

@Tim Callahan - I'd recommend hiring an experienced eviction attorney if you expect a fight and have them manage the process so no crucial steps are missed.
