Well you have major issues with the calculator, starting with the fact that the way you currently have it calculated the seller would pay you $100k to buy the house, which I am pretty sure is incorrect.

In my experience, tenants only change in a negative way if a major event happens in their life (lost job, death of a family member, etc..), or if something is dealt with unfairly regarding their home.
