@Jason Stevens it’s a luxury cabin build right at 2,000 sqft. 3 bedroom but 1 of the 3 bedroom is a detached 400sqft bunk:game room.

They are on salary and... defaulting on a contract with a legal group seems like a really bad idea.Realtors pay hundreds, and on luxury homes up to THOUSANDS of dollars out of pocket, on the chance that your home will sell.

The 10% tax is typically considered a "lodging tax" - many states have them and I wouldn't look at that as writing on the wall by any means. 

The arena has gone in, the Ice Blocks mixed-use project is being constructed at 18th and R, the railyards project is making progress, a 250-room luxury hotel is going in across from the arena, etc. 

Hey Everyone,My goal is to invest in Single Family Homes and Condos that I can rent out and eventually generate a decent amount of passive income.I’ve heard from many experienced investors (and moguls) that the best way to start out is start in your city, town or state because you will have a much better idea about neighborhoods, job market etc and would just need to drive around to get some leads.But I don’t have that luxury because I live in the San Francisco Bay Area where housing is a lot more expensive than what I can afford.I’m looking at purchasing properties worth $50-$100K where the mortgage would be affordable for me to cover out of pocket in the event I’m not able to have the place rented.

I have another who looks for uptick in residential luxury spec homes and so forth. 

I would think most readers care about Collin/Tarrant County or North Dallas than tiny luxury apartments.

I would love to get one in state with Bakersfield, but at $200K with only $1200-$1500 in rent, I am very cautious as I promise myself not to get a property that is top of the market since the vacancy rate is so high (I had a luxury condo before).  

I have run the numbers on a beautiful piece of land and cost of building lodging.
