Hey all,I'm under contract on a quadplex and am in a precarious situation regarding the leases in the option period.

In addition, our worst SFR (as far as cash flow was going) had their lease come up and they moved out to buy a house of their own.

Triple net lease?

I was looking at a duplex already occupied by 2 tenants, which the owner stated were on month-to-month leases.

Then, when their lease ran out 6 months later, I told them; “your rent is $100 below market value.

That will obviously take time, so may not be as much of an issue with your 1 year lease if you can line it up right. 

I was a tenant at one point and I try to sympathize with their situation while enforcing the lease.

You might have heard using other peoples properties to lease and list for airbnb.I am signing my first  lease with a property owner and start airbnb in two weeks.Is there any thing i have to know?
