I also want to open up the wall between the kitchen and living room which is a load bearing wall and is my largest concern for permits and time for the job.The back house is a similiar issue but is a 1 bed 1 bath with an extra room (no closet so not considered a room).

I managed a dozen properties just fine but the reasons I use PM’s..They have a list of repairmen who will work on their repairs first, regardless of demand, will give them quantity discounts, and want to make their largest customer happy. 99% of the time it will be fixed the day it breaks.

Even if Huntington were to fail, your issue would be a few days where you could not access the funds as the Fed sold Huntington off to another bank like Chase or BofA.If we all move our dollars to the 6 largest banks that are "too big to fail", (and therefore too big to regulate), we will not have a healthy banking system.The banks that are currently having difficulties have been poorly run and/or overly focused in a specific niche with a high percentage of accounts over the $250K FDIC cap.
