So I have a successful BRRR stories, but there were a handful of mistakes made which is why I am posting to see if you can point them out and learn some lessons.  

If REI was my primary job it might be another story.  

Paying off your primary residence is a different story.  

What's a good way to get good, solid property values without spending $300-$400 on an appraisal that could be as invalid as Zillow!!

Welcome my friend I grew up in Liverpool and have a similar story.

Everyone has a different story.

Long story short they pay every month but are extremely late and are behind 4 months on late fees owed. 

So I found this great HUD Owned large 3 story Victorian Col on corner double lot, one block from waterfront n view from 3rd floor with open and enclosed porches,  in the best part of town I grew up. 

He tells the story of how he got started with no money to acquire all his units.
