A good mastermind group- with several people that have a call in every few weeks to discuss issues with the facilitator, and then they meet up several times a year to do work in person would be a solid improvement to this segment of the business.

My strategy would be to let it cash flow initially for the next couple of years, and then if the area keeps developing, determine if its worth making substantial improvements to raise the rents significantly.There are definitely some risks with this property: many tenants are on short term leases; and there is the risk that the immediate surrounding area does not continue developing as it has over the past couple of years.

I ended up buying a property via hard money with 15% down. the hard money lender gave me 85% of purchase (hence the 15% down) and 100% of rehab (meaning they paid for all that i had budgeted up front for rehab). i actually did a whole write up on this project. take a look at my profile and you'll see it there.
