I look in the mirror every day and sleep really well at night.In my own experience, and I've had a good amount of it, people who habitually cheat and lie also become very, very good at lying to themselves, more than good enough at it to sleep well at night.I've met a number of people who I've seen do contemptible things in their personal and business relationships.

This made it possible to build relationships with agents/brokers while I learned property management first hand.

For the time being, I am mostly looking to absorb more of the "book", knowledge, or start to build a relationship with relevant investors.

Relationships and past experience pay a huge part, my experience is meetings with banks can be more like interviews than you may expect.Terms for your contract... tie up the land for as long as you absolutely can while you go though DD ,Design, Permitting.Costs per LF of roadway are all over the place and highly dependent on numerous other factors.good luck!

I'm a lot more interested in long term relationships than a quick paycheck. 

Starting over on your relationships means you don't always get the best pricing.Although I do feel really good about the price I am paying for the value I am receiving. 

Relationships are the secret sauce if there is one!

We have a great relationship with a builder/contractor in the area, so that has helped a ton.
