Framing also looks in good shape with solid footings under beams.My assumption here is, given the scope of the  work to fix, this will require the town's sewer dept and/or health dept to get involved.I'm trying to decide if I should wait out the seller to fix and keep going through with closing or just take back my earnest money and keep looking for something less problematic from a sewage/sewer perspective.

They were either selling scared, or waiting for the "real" drop, that never came.

Normally I’d say “ let them marinate in their own filth if they are paying “ but in this case being it’s literally your next door neighbor and there’s a concern for health and sanitation of your unit , you might want to get rid of them now that the lease is up and see if the next guy coming In is cleaner .

I am a health care provider (surgeon) and have been working for the past 2 years making a very good living for myself.

I wouldn’t want the additional potential health hazard , unless it was   Really worth it. 

Here are some things (I bought in 2014):- No matter what is going on, you are scared that the market is going to tank tomorrow (just as true today as back in 2014).

I get scared with buying out of state because I won't be able to be seeing the property often... etc. 

I figured it could be a good opportunity for an owner-finance deal, however I'm tentative to proposing owner-financing without scaring them away.

I feel good about the deal but scared to jump.
