Having extra room in the budget covers one from painful unknown repairs as well, if having done all that -it still is profitable with hard money- then go for it.

No, just inconsiderate.The fact that a borrower is left hanging without explanation is certainly in bad form, however I'll bet that the BP Pro made a concious decision that there was no benefit yo continuing conversation and chose to bail, rather than tell @Stephen Anthony what might be painful feedback. 

The eviction process was very stressful and was definitely a pain in the hind end and somewhat costly (although the courts granted me some of my attorney fees back also which was a surprise to me)....but in the end it was well worth it and now the next landlord will be able to see what he is getting into with this guy because I took the steps to go after him through the legal system rather than just pay him to go away.
