After refi closing costs, you aren't going to get very much milk out of that cow.Refinancing every 30 seconds isn't necessarily the best idea, so if there's some forced equity in the works for that place it might be best to wait until the work is done, so you can get a loan of (for example) 75% * $300k = $225k

I had a realtor, but couldn't force the seller to get one since they were adamant about that.My realtor used the standard purchase agreement for WA.Anyway, I'm just asking, because, whenever I sell a property, I'm always told to disclose everything, even if I think it's insignificant, because later it can bite me in the ***.I am going to pursue this as far as I can without getting into a deep financial mess.

The loans are very straight forward and have great rates (I locked one yesterday at 4.375% for a 30 yr fixed) however the delayed financing exception will only cash you out at your original purchase price plus closing costs, so I am forced to eat the repair costs through a line of credit payment, instead of a mortgage.

Not free and clear - If there is existing financing, you can- buy-control on a wrap, sub2, lease with option, lease purchase, TIC agreement, land contract- sub2 can have a note (promissory note)- there is a due on sale clause issue, loan could be called, if payment is made and insurance is kept in force, DOS usually not an issue, many times property trusts are used.B.
